RE: What steps do you guys follow during AC Maintenance on residential Equipment

Hey Guys

With Cooling season approaching my companies cooling tune-ups are going to be in full force. My question for you guys is how do you approach your cooling tune-ups?

  1. How long is the average visit?
  2. how long do you spend in the house
  3. do you charge extra for chemical clean and rinse?
  4. if the blower wheel on the furnace/ah is dirty is it an extra cost to the customer to clean
  5. How deep do you go with cfm measurements? is a simple static check with blower chart good enough or do you pull out the toys (hotwire,Vane ect)

I am a new apprentice and my company is a rather large outfit with a lot of maintenance plans so just trying to see how I can improve

Bryan Orr with you being a buisness owner, what do you expect as a typical time to take on one of your customers maintenance calls ?

I’m not Bryan, but I am an owner.  We have 3 level’s of maintenance, the first level we call “Standard” or “Safety Inspections”, it does not include any blower or coil cleaning.  I expect it to take my guys about 45 minutes.  Our other 2 levels “Deluxe” and “Premium” are the same level of service and does include coil / blower cleaning  (so time frame is 1-1.5 hours), the only difference in the maintenance plans are discounts and guaranteed response times.  FWIW
